General Description

Under the direction of the Community Manager, the Leasing Specialist assists in all operations of the leasing office. The role focuses on minimizing vacancy, leasing apartments quickly, meeting occupancy goals, promoting good resident and public relations, ensuring program compliance, and performing clerical duties. The Specialist may also direct maintenance personnel to maintain the property in good physical condition.

Schedule
  • Full‑time, 40 hours per week
  • 8:30 AM – 5:00 PM, Monday – Friday
Job Description
  • Adhere to company policies and procedures.
  • Answer the telephone and convert prospect calls to apartment tour appointments.
  • Greet prospects, qualify needs, present community features, complete guest card, and invite to lease an apartment. Ask to complete application and leave a deposit.
  • Coordinate marketing of vacant units, including required social media postings.
  • Work with local housing authorities to ensure timely leasing and recertification of tax‑credit units. Meet required recertification deadlines.
  • Implement and comply with Tax Credit/DHCR/Section 8 and other housing program requirements.
  • Collect rents and handle delinquent accounts efficiently.
  • Assist residents with service requests.
  • Perform move‑in inspections and generate work orders as required.
  • Perform clerical functions, data entry, organize filing, and other tasks as needed.
  • Adhere to company accounting directives.
  • Prepare reports as required and meet deadlines.
  • Handle move‑in and move‑out details, focusing on apartment inspection checklists.
  • Ensure residents have a clean, safe, well‑maintained community and perform necessary touch‑up cleaning.
  • Work effectively with staff, residents, applicants, and visitors.
  • Report accidents and emergency situations to the Community Manager immediately.
  • Ensure maintenance requests are handled on time and keep written records of completed work.
  • Physical attendance at assigned work location during scheduled hours is essential.
  • Perform other job‑related duties as assigned.
  • Work assigned hours as required and requested, including occasional evening or weekend days to meet occupancy goals.
Experience
  • 2+ years of prior apartment leasing experience.
  • Experience in Low Income Tax Credit (LIHTC), HUD‑Section 8, HOME RD, or other compliance programs and Fair Housing compliance.
  • Yardi, Boston Poston, or other property management software experience.
  • Customer service experience helpful to interact with residents, visitors, and team members.
  • Ability to keep accurate, organized files and records.
  • Data entry skills.
  • Math aptitude for basic accounting.
  • Bilingual (Spanish or other) helpful.
Education
  • Minimum high school diploma/GED required; some college helpful.
  • Certifications COS, TCS desired or willing to obtain.
