The Maintenance Technician performs routine and preventative maintenance to maintain the physical integrity at Verde Ranch Estates. They conduct site and building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. The Maintenance Technician provides excellent customer service to prospective and current residents at all times.

• Carries out routine maintenance and minor repairs to rental homes, facilities, and streets as needed.
• Completes various preventative maintenance functions and records findings in a maintenance log as instructed.
• Maintain common area lawns, manicuring them appropriately. Regularly treat for weeds (includes spraying), weed whiplash, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut, and remove tree limbs damaged by adverse weather conditions, and perform other lawn care services as necessary.
• Mowing lawns using a push mower or riding lawn mower.
• Cutting lawns using hand, power, or riding mower.
• Apply pesticides to remove harmful insects such as mosquitoes, wasps, and ticks.
• Trim and edge around walks, flower beds, and walls.
• Inspect irrigation system regularly to ensure it is working properly, make repairs as necessary.
• Plant new decorative bushes, flowers, plants, and shrubs.
• Certify Verde Ranch Estates is presentable and inviting at all times, and that it adheres to CRR's curb appeal standards.
• Ensure trash/debris is picked up daily from common areas and streets daily. Empty common area trash containers and dog parks as needed.
• Cleans resort amenities, which may include clubhouses, pickle ball courts, resort offices, and restrooms.
• Inspect irrigation system regularly to ensure it is working properly, make repairs as necessary.
• Review playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed.
• Sustain pool(s), test chemical levels, and adjust appropriately, where applicable.
• Maintain resort vehicles and equipment.
• Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
• Perform other duties and special projects as assigned.
• Work a flexible schedule including weekends and holidays.
