Beaver Constructors Inc. is looking for a Masonry Project Manager/Estimator responsible for all aspects of planning and execution of assigned projects. The role works closely with superintendents, owners, engineers, and construction managers. It also supervises and trains project management team members, advocates a teamwork approach, and keeps communication lines open to ensure the best possible outcome for the customer. Masonry takeoff and estimating is a priority.

This includes the ability to read and understand construction documents, review plans/specs/RFPs, perform detailed quantity takeoffs, prepare accurate masonry estimates, and develop competitive bids.

Responsibilities
  • Actively participate in ensuring job site safety according to Beaver safety policies.
  • Run ‘Pre-Job’, ‘Mid-Job’, and ‘Post-Job’ meetings.
  • Communicate production goals clearly to field supervision.
  • Manage multiple projects at one time.
  • Develop and communicate project schedule.
  • Ensure that the activities of subcontractors and suppliers are monitored, completed appropriately, and understood by job site superintendents and foremen.
  • Ensure that subcontracts and purchase orders are completed correctly with all pertinent information and submitted in a timely fashion.
  • Provide mentorship to subcontractors to meet project goals and requirements.
  • Communicate with owners and their representatives regarding budgets, schedules, and change management in a professional manner, ensuring a long‑term relationship.
  • Lead project reviews and problem resolution with owners, subcontractors, and suppliers.
  • Respond timely to customers’ needs without compromising safety, quality, or reputation.
  • Maintain project quality and conformance to drawings and specifications.
  • Seek to meet project DBE, MBE, and EEO requirements.
  • Inform customers of the Beaver Company’s abilities and areas of expertise.
  • Maintain a vision of value engineering and actively pursue implementation within the project.
  • Proactively look ahead to identify and avoid potential challenges.
  • Maintain full awareness of all current project conditions and issues, including union, environment, geotechnical, government regulations and permits, materials supply, subcontractors, and schedules.
  • Coordinate with field supervisors, subcontractors, and suppliers.
  • Schedule and manage resources to keep masonry work on time.
  • Conduct jobsite visits to monitor masonry progress, quality, and safety.
  • Coordinate project close‑out and ensure completion of proper documentation.
  • Prepare close‑out documentation and ensure masonry project compliance.
  • Estimating & Bidding responsibilities:
    • Accurately and efficiently take off and bid projects.
    • Develop pricing for RFPs, change orders, change authorizations, bulletins, etc.
    • Demonstrate a thorough understanding of how each project was bid and communicate efficiently with project superintendents.
    • Review construction drawings, specifications, and RFPs related to masonry work.
    • Read and interpret construction documents.
    • Perform estimating, detailed takeoffs, and scheduling functions for masonry projects.
    • Prepare detailed and accurate masonry construction estimates using industry‑standard software.
    • Possess conceptual estimating ability to understand project requirements with limited information (Design/Build).
    • Perform detailed quantity takeoffs for masonry scopes of work.
    • Solicit and evaluate subcontractor and supplier quotes.
    • Develop competitive bids, cost estimates, schedules, and value‑engineering options.
    • Prepare and present proposals to leadership and clients.
    • Ensure all masonry estimates include accurate quantities, production rates, and evaluated quotes.
  • Cost Management responsibilities:
    • Identify and manage project scope changes.
    • Coordinate job set‑up, cost codes, and reporting project costs.
    • Manage project payment applications.
    • Track quantities to update project revenues.
    • Direct pre‑job planning, turnover, lessons learned, etc.
    • Manage project claims and change orders.
    • Takes the lead to address and solve issues that impact safety, job costs, production, quality, and profitability.
    • Manage budgets, cost tracking, change orders, and billing for masonry scopes.
