Salary Range: $85,000.00 To $ Annually
Roles and ResponsibilitiesThe Project Manager (PM) reports directly to the Chief Operating Officer (COO). The primary role is to plan the construction of a project while overseeing and reporting its progress along the way. The PM ensures work is being done properly, within project timeline, within budget, and most importantly, within all OSHA safety standards.
Duties include but are not limited to:- Review project bids for contract compliance, final cost adjustments, strategy and pricing
- Develop schedules and timelines for all projects. Schedules should be updated regularly and communicated to all stakeholders. Review 2 week look ahead schedules provided by Superintendent to ensure they align with Master Schedule.
- Analyze and adjust equipment, manpower and/or subcontractors as needed
- Complete job start checklist prior to commencement of work
- Provide Assistant Project Manager (APM) approved subcontracts and purchase orders for project buy out.
- Review and approve purchases through the project.
- Understand compliance and specifications with local municipalities and utility authorities
- Create initial budget based off the Master Bid Spreadsheet provided by the Estimator and input into Project Management Software
- Create, track, negotiate and process change order requests with the project owner
- Review job cost reports with GM to remedy cost overruns and maximize profit
- Review projects for potential cost savings throughout project
- Review and approve vendor invoices for accuracy
- Generate and submit timely monthly pay requests
- Complete detailed monthly budget reports including billing report, cost-to-complete, work-in-progress reports and job cost reports each month for every project
- Keep customer aware of progress and any issues that may arise in a timely manner
- Create and track RFIs, submittals, permits, testing reports and all other correspondence
- Work with and train the Assistant Project Manager
- Review and approve time sheets, cost codes and job locations through Exak Time
- Manage Superintendents for compliance with contract, budgets, schedule and Jax Dirtworks policies and procedures
- Complete close out package (as-builts, dedication, warranty, etc.
3+ years of Civil Construction Project Management
SkillsTime Management, Ability to Multitask, High Organization Skills
Must be proficient Microsoft Excel, Word & Project
