Job Description

This role is a key member of the Operations Department and plays an integral role in all aspects of active projects and estimating. The Project Manager oversees project planning, cost control, scheduling, quality management, and contract administration to ensure projects are completed safely, efficiently, and to the highest quality standards.

Position Overview

The Project Manager coordinates buyouts for projects, includes material takeoffs, supplier estimates, and buyout form approvals. He or she develops and maintains cost‑effective project plans and schedules, partners with Project Coordinators to ensure timely and accurate material purchasing and delivery, directs installers and subcontractors, conducts site visits, reviews architectural and engineering drawings, communicates regularly with owners and general contractors, negotiates revisions to contracts, collaborates with Estimators, oversees job budgets, fosters continuous improvement, conducts safety inspections, plans resource allocation, and leads by example in quality, work ethics, safety, and professionalism.

Key Responsibilities
  • Coordinate buyouts for projects, including material takeoffs, supplier estimates, and buyout form approvals.
  • Develop and maintain cost‑effective project plans and schedules to meet deadlines and budget goals.
  • Partner with Project Coordinators to ensure timely and accurate material purchasing and delivery.
  • Direct installers and subcontractors, ensuring clear communication of scope, schedule, and budget.
  • Conduct site visits and gather survey data using total stations.
  • Review architectural and engineering drawings to ensure compliance with specifications and construction standards.
  • Communicate regularly with owners and general contractors regarding progress, issues, and project modifications.
  • Negotiate revisions and changes to contracts with architects, consultants, clients, suppliers, and subcontractors.
  • Collaborate with Estimators to ensure accurate, competitive bids that meet client expectations.
  • Oversee job budgets, track expenses, and lead monthly cost reviews to identify and resolve cost variances.
  • Foster a culture of continuous improvement in cost, schedule, and quality across project teams.
  • Conduct periodic site safety inspections and promote safe work practices.
  • Plan for future labor and equipment needs based on project backlog; manage resource allocation efficiently.
  • Lead by example in quality, work ethic, safety, organization, and professionalism – representing Geo Surfaces with integrity on every site.
Qualifications
  • Proven ability to develop, execute, and adjust project plans to meet deadlines and objectives.
  • Working knowledge of artificial turf systems, grading, flooring, or general construction.
  • Ability to read and interpret plans, specs, and layouts accurately.
  • Strong leadership skills with a passion for motivating and mentoring teams.
  • Solid understanding of cost control, productivity, and quality assurance principles.
  • Experience with submittals and documentation processes.
  • Excellent client relationship management and communication skills (written and verbal).
  • Strong analytical, problem‑solving, and organizational abilities.
  • Proficiency in Microsoft Word, Excel, Outlook, AutoCAD, Google Earth, and internet‑based tools.
  • Working knowledge of surveying and total stations.
  • Willingness to travel frequently to job sites across the U.S.
