Nature of Work: This is a regular, full-time position in the Municipal Rental Properties (MRP) Division of the Public Works Department. The Building Maintenance Technician's work entails skilled work in the general building maintenance trades, including HVAC, electrical, plumbing, and carpentry, as required to maintain City-owned property. Work also includes reporting, purchasing, determining work methods and procedures, as well as participating in work assignments.

A secondary responsibility is to assist in the maintenance, repair, and alteration of all types of simple and complex heating and air conditioning equipment and systems in City-owned properties and facilities. The Building Maintenance Technician is supervised and evaluated by the Building Maintenance Manager.

Essential Duties:

Respond to maintenance requests, identifying building maintenance problems and determining and implementing appropriate corrective actions, including coordinating for outside services as necessary to accomplish the required work.
  • Estimate time and materials for jobs and plan work assignments to effectively and efficiently accomplish scheduled work.
  • Utilize working knowledge of acceptable methods of erecting building partitions, installing paneling and ceiling tile, and performing general carpentry work using appropriate hand tools, including hammers, screwdrivers, hand saws, power saws, drills, etc.
  • Install and/or repair heating and air-conditioning equipment, as well as other building mechanical equipment.
  • Perform repairs and maintenance of plumbing, physical structures, and electrical wiring.
  • Assist with troubleshooting, install, replace, repair, and/or maintain all types of simple and complex heating, ventilation, and air conditioning (HVAC) systems and equipment in City-owned properties using sound and appropriate work methods, procedures, and tools.

    HVAC equipment types include, but are not limited to, self-contained window-type air conditioning units,mini-split pump systems, geothermal and traditional heat-pump systems, forced-air gas systems, traditional split systems with ductwork, hotwater heat systems, rooftop air handling equipment, energy recovery units, variable air volume (VAV) units, pneumatic controls, electronic controls, building automation systems(BAS), and associated appurtenances.
  • Understanding of computerized BAS systems, controlling VAV & Geothermal style building conditioning systems, including: natural gas boilers, pumps, rooftop air handlers with cooling equipment, multiple VAV boxes, zone thermostat controls, and appurtenances.
  • Climb ladders, crawl in confined spaces, bend, squat, and/or kneel, carry tools, equipment, and chemicals necessary to accomplish tasks.
  • Perform building maintenance activities requiring grasping, lifting, loading, and carrying supplies and equipment, including loading and unloading from and into the bed of a standard pickup truck. Supplies and equipment weigh up to about 50 pounds.
  • Perform snow removal from parking lots and sidewalks utilizing available snow removal equipment, including shovels.
  • Practice safety in performing all aspects of the job. Have an awareness of and employ effective health and sanitation practices in performing all aspects of the job. Respond quickly, appropriately, and calmly to emergencies or situations that may arise, using sound judgment.
  • Work with a variety of rental property clients; tactfully balancing client needs and requests with contract provisions and City policies and procedures.
