Job Title: Maintenance Operative
Location: Heol Don Care Home, Heol Don, Whitchurch, Cardiff, CF14 2AU
Contract: Permanent
Salary: Up to £17.05 per hour, dependent on experience
Responsibilities- Ensure all health and safety and compliance checks are carried out using the provided digital systems as per Bupa Standard Operating Procedures and Bupa compliance management tools.
- Action and close any tasks attributed to the Maintenance Manager or home highlighted on Bupa compliance management tools.
- Ensure safety and cleanliness within the care home and grounds meet the satisfaction of Environmental Health, local Fire Authority requirements, Legionella Risk Assessment requirements and Health & Safety regulations.
- Complete all necessary maintenance and repair tasks to a high standard, in a timely manner, and provide value for money while maintaining internal decoration to meet the organisation's vision regarding first impressions.
- Regularly review residents' preferences in relation to their personal space, document them and take appropriate action.
- Report defects, obtain quotes and manage repairs using Bupa approved contractors, complying at all times with Bupa’s Standard Operating Procedures.
- Report irreparable defects to the Home Manager or Property/Maintenance Manager as appropriate.
- Manage Care Home elements of refurbishment and capex programmes ensuring minimal disruption to residents, visitors and staff.
- Ensure all tools and equipment are maintained and safely secured at all times.
- Assist with induction of new colleagues regarding emergency exits, fire points and evacuation procedures, keeping a record of all instructions as required by the Home Manager.
- Provide maintenance support to neighbouring Care Homes within a reasonable distance (no more than 1 hour) as required.
- Good understanding of building services: heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing.
- Sound understanding of building fabric and its maintenance.
- Practical experience of planned maintenance systems and record keeping.
- Knowledge of relevant statutory requirements and experience of compliance.
- A full driving licence.
- Building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC, etc.) or a minimum of 3 years hands‑on experience in property maintenance and general repairs, where possible.
- Ability to work as part of a multi‑disciplinary team.
- Computer literate.
- Good customer service skills.
- Practical ability and experience in painting and decorating.
