Position: Estimator I

Job Summary

The Estimator I is responsible for accurately estimating the total costs associated with a project. They review subcontractor bids to choose the most cost‑effective option. This is a detail‑oriented role that requires working well under pressure and meeting bid deadlines.

Responsibilities and Duties
  • Compute cost factors and prepare estimates for management purposes such as planning, scheduling, bidding, vendor selection, and cost effectiveness.
  • Prepare estimates at appropriate detail for all design stages:
    Conceptual, Schematic Design, Design Development, Construction Documents.
  • Consult architects, subcontractors, and suppliers to formulate estimates, effect cost reductions, and resolve issues.
  • Prepare quantity take‑offs and estimate costs of materials, labor, equipment required to fulfill contract provisions.
  • Provide an itemized hard and soft cost breakdown for client approval at the end of Schematic Design.
  • Review design documents to ensure accurate pricing from subcontractors, generate value‑engineering ideas, and prepare life‑cycle costing.
  • Ensure estimates comply with contract requirements and corporate guidelines.
  • Partner with operations during preconstruction to review plans for constructability and determine general project requirements.
  • Research, solicit, and develop vendor sources to maintain accurate cost information.
  • Keep current on construction codes to ensure complete bids from subcontractors and suppliers.
  • Attend client/team meetings to discuss estimates, answer questions, and resolve pricing issues.
  • Review plans/drawings for omissions and account for missing items in the estimate package.
  • Maintain client relationships throughout the project life cycle to ensure satisfaction.
  • Analyze completed projects to compare estimated vs. actual costs and investigate discrepancies.
Qualifications and Skills
  • At least 1 year of relevant experience in the construction industry.
  • Ability to manage multiple tasks effectively.
  • Excellent time‑management and organizational skills.
  • Ability to work well under pressure and meet deadlines.
  • Proficiency in reading commercial construction plans and specifications.
Computer Systems
  • Microsoft Office (Excel, Word, PowerPoint, Outlook);
    On‑Screen Takeoff (preferred but not required).
