Responsibilities- Development and management of all project documentation
- Schedule and lead project hand-off meetings to gather information before construction
- Prepare construction budgets by studying plans, estimating costs, and ensuring cost code accuracy
- Obtain appropriate permits
- Finalize Schedule of Values for owner billing
- Build and manage the project schedule with field supervision
- Prepare job number requests and coordinate with accounting
- Prepare electronic timesheets aligned with cost codes
- Ensure financial success by managing schedules and budgets and reporting monthly on job costs
- Develop and write subcontracts and purchase orders; negotiate terms, pricing, deliveries, and restock fees
- Contractually manage subcontractors
- Submit vendor/subcontractor forms to AP prior to start
- Prepare material status logs and update continually
- Collect and organize submittals and product samples for approval
- Maintain productivity tracking logs and daily updates
- Prepare/Review daily pipe and structural weld reports and other inspections
- Prepare internal running punch lists and review with the construction team
- Create and distribute RFIs for information and clarification
- Prepare monthly project billing and invoices
- Submit credit card receipts weekly
- Resolve cost discrepancies by analysis
- Collaboratively price, negotiate, and formalize scope changes
- Provide Notices of Delay to Owners, GCs, and Subcontractors
- Coordinate with Assistant Project Managers and Superintendents on resource needs
- Hire field personnel and coordinate onboarding with HR
- Balance scope, time, and cost to satisfy clients
- Review time sheets for HR/payroll processing
- Conduct employee reviews as needed
- Manage safety, quality, and productivity on the project
- Prepare safety and quality incident reports for HR
- Submit HR forms for employee actions
- Approve invoices in accounting software weekly
- Maintain a clean, orderly jobsite
- Update Opportunity Project Tracking Form and submit to CRM Manager
- Experience in project management or a BS/BA in Building Science, Engineering, Construction Management, or related field
- PMP, CCM, or equivalent certification is a plus
- Design/Build experience is advantageous
- OSHA 30, First Aid and CPR
- Experience managing construction project budgets
- Strong knowledge of construction materials and equipment
- Highly organized with leadership experience
- Proficiency in MS Office and construction project management software
- Knowledge of safety and quality standards and contract documents
- Ability to plan ahead, collaborate, and manage costs
- Excellent communication and interpersonal skills
