Part‑Time Maintenance Technician

Fogelman Properties is hiring an experienced Part‑Time Maintenance Technician to join the team at The Venue at Carrollton Apartments, located in the Carrollton market of West Atlanta.

The position is 20 hours per week (flexible to work a morning or afternoon schedule), Monday through Friday, with occasional on‑call duties. The ideal candidate possesses three years of experience in apartment maintenance, is well‑rounded with maintenance skills, has strong attention to detail, good customer service skills, is a team player, and provides their own tools. HVAC certification is not required.

The Maintenance Technician is responsible for completing maintenance service requests and repairs to the buildings and grounds as assigned by the Maintenance Supervisor while providing excellent customer service to residents.

• Complete all service requests as assigned.
• Complete all make‑ready units.
• Maintain and inventory all supplies and equipment owned by the property and/or the management company.
• Supply personal tools.
• Clean work area, tools, and equipment.
• Assist in preventive maintenance projects.
• Escalate unresolved service issues to the Service Director.
• Participate in on‑call rotation and respond to emergency calls as needed.
• Communicate positively with residents, vendors, and co‑workers.
• Adhere to company safety policies at all times.
• Weekend work may be required.
• Follow all company policies including safety and Fair Housing.
• Perform other job duties as assigned.

• Three years of experience in apartment maintenance (preferred).
• HVAC experience with certification (Type 1 & 2 or Universal) (preferred).
• Certified Pool Operator (CPO) preferred.
• Proficient in plumbing, HVAC, electrical, and appliance repair.
• Proficient in use of computers and online applications.
• Working knowledge of property systems such as Yardi, Entrata, and Happy Co (preferred).
• Valid driver’s license and automobile insurance may be required at some properties.

• Constant walking, standing, and sitting alternately; frequent climbing and occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
• Frequently lift or move up to 50 lb; occasionally lift or move 50 lb or more.
• Strong finger and hand dexterity with ability to grasp, turn, touch, feel, and reach.
• Good eyesight and hearing; ability to comprehend and speak.
• Work in a variety of conditions, including indoors and outdoors; frequently exposed to outside weather conditions.
• Occasional exposure to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
• Noisy work environment typically moderate.
