* About the Role
* We are seeking an experienced
* Loan Processor
* to join our fastpaced
* Guidelines Team*, supporting loan quality, compliance, and closing readiness across a high volume pipeline. This team specializes in guideline validation, file cleanup, and restructuring loans to meet investor and agency requirements.

* What You'll Do
* * Process
* rush files
* requiring 24hour turnaround, making corrections to ensure closing readiness.
* Review and update
* cashtoclose*,
* DTI*, and other key loan calculations.
* Restructure loans when
* seller credits
* or closing terms change.
* Review borrower documentation including credit reports, bank statements, income, and assets.
* Identify large deposits and determine required documentation per agency standards.
* Apply
* Fannie Mae and Freddie Mac guidelines
* to validate loan accuracy and compliance.
* Perform detailed cleanup work to ensure files meet investor and internal requirements.
* Add conditions to loans and communicate with branch operations through internal chat systems.
* Work through a continuous queue of 40-50 loans, completing assigned processing tasks efficiently.
* Support both purchase and refinance transactions, with a strong emphasis on
* conventional purchase loans*.
* What We're Looking For
*
* * 3-5 years of mortgage loan processing experience* (credit union or mortgage lender experience preferred).
* Strong understanding of
* Fannie Mae and Freddie Mac guidelines*.
* Experience processing
* conventional loans*, especially purchases.
* Familiarity with
* VA and FHA loans*, including VA funding fees and COEs.
* Ability to identify borrower documents and determine documentation needs.
* Experience restructuring loans and making guideline driven changes.
* Proficiency with
* Encompass* preferred.
* Strong attention to detail and ability to work in a fastpaced, high volume environment.

* This is a Contract to Hire position based out of Carrollton, TX.
* Pay and Benefits
* The pay range for this position is $25.00 - $25.00/hr.
