Responsibilities- Plan, schedule, and supervise the maintenance staff in the performance of their daily activities, including maintenance, installation, repairs, service requests, turnovers, and cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
- Conduct regular safety inspections of the property, correcting unsafe practices or situations and training staff in safe handling of chemicals, supplies, and equipment.
- Lead safety and department meetings and participate in regional meetings and community events.
- Coordinate with vendors and contractors for installation, maintenance, and repair work.
- Maintain the department budget, ensuring all projects and scheduling fall within budgetary guidelines.
- Prepare specifications for major planned projects, negotiate and solicit bids, and inspect vendor work for quality and conformance to specifications and cost requirements.
- Purchase and order maintenance supplies, materials, and appliances efficiently and cost‑effectively, ensuring inventory is appropriately stocked.
- Ensure service requests are assigned and completed by the team within required time frames.
- Ensure make‑readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
- Update all assigned service requests using Yardi Mobile until assignment is completed and closed.
- Troubleshoot and train maintenance staff on items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) to assess functionality and recommend repair or replacement.
- Adhere to all company safety policies and ensure all employees work in a safe and secure environment.
- Comply with all OSHA safety regulations and applicable federal, state, and local laws regarding health, safety, or environment, including WBPC’s standard operating procedures and policies.
- Minimum of 5 years of related maintenance experience; property‑management experience preferred.
- Proven ability to supervise and lead a large team.
- Advanced understanding and experience in the basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
- Certifications preferred: HVAC and EPA.
- Effective communication and interaction skills with management, partners, subordinates, vendors, and residents.
- Expert skills in operating small hand and electrical tools and basic equipment repair.
- Basic computer skills (operating mobile device and PC).
- Valid license may be required for this role.
- Must be available for regular on‑call work assignments, emergency calls, and scheduled off‑hours or overtime as required.
