• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
• Ensure vacant apartment homes and car garages are rent‑ready, performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other repairs to ensure apartments are ready for occupancy.
• Train, mentor, and oversee work/projects of Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect community grounds and buildings daily to identify maintenance needs.
• Maintain an incident‑ and injury‑free safety culture by following all AVB safety policies and procedures.
• Perform Hot Works (brazing, soldering, welding) within AVB standards when applicable.

• 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance repair.
• A valid driver’s license.
• HVAC CFC certifications required or willingness/desire to learn.
• Ability to accommodate an on‑call schedule in rotation with the team each month.
• Strong customer‑service communication skills.
• Ability to read and understand policies and procedures (Key Control Policy, Apartment Home Turnover Policy, Maintenance Emergency policies, etc.).
• Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), proper applications of chemicals and cleaning supplies, and frequent handling of these products.
• Knowledge of personal protective equipment (PPE) and proper use.
• Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
• Demonstrated knowledge of paint types and paint tools.
