Position Goal

The primary responsibility of the Housing Maintenance Technician is to perform inspections of homes and housing units of program‑eligible participants and identify and address repair needs. The position will work with HACAP Housing staff members and tenants to identify repair needs and will work independently to troubleshoot and remedy maintenance needs. Duties include basic repairs and maintenance of drywall, painting, plumbing, electrical, woodworking, and carpentry.

HACAP has 74 units in Linn County, so the majority of work will be in Linn County. Assistance at times will be needed in Benton and Johnson County.

Schedule and Wage

Monday - Friday 8:00 am - 4:00 pm (some non‑traditional hours and on-call may be needed); $26.22 hourly.

Essential Duties
  • Conduct routine inspections of premises and equipment.
  • Perform routine preventative maintenance.
  • Handle basic repairs and maintenance of areas described above in the position goal.
  • Oversee contractors when professional repairs are necessary.
  • Diagnose mechanical issues and correct them.
  • Repair machines, equipment, or structures as necessary.
  • Provide feedback on dangerous situations, liability issues, safety, and health‑related issues.
  • Turn units within the property manager’s time frame.
  • Clean out exited units.
  • Assist property manager with evictions.
  • This position is part of the On‑Call maintenance team.
  • Comply with HACAP’s confidentially policy and maintain a respectful relationship with HACAP clients, tenants and contractors.
  • Other duties as assigned by the housing operations managers and other leadership staff.
Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • High school diploma or equivalent
  • Minimum of three (3) years of hands‑on experience performing housing rehabilitation/maintenance duties
  • Good knowledge of safety practices regarding the proper use of power and/or hand tools and equipment utilized to perform home weatherization/rehabilitation services
  • Demonstrated ability and efficiency to perform basic carpentry, plumbing, electrical and other maintenance skills
  • Demonstrated ability to understand and follow specification write‑ups
Conditions of Employment
