Position SummaryAt Elmington Property Management, we do things a little differently. - Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
- Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.

- Maintain cleanliness of property by maintaining and repairing issues across parking lot, buildings, and all common areas.
- Clean out vacated apartments.
- Assist the Groundskeeper with service requests as needed.
- Address issues with landscaping and snow/ice removal.
- Communicate effectively with residents and coworkers even in difficult situations.
- Operate computers and other technological devices to access email and company-utilized software.
- Meet task deadlines as assigned.
- Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
- Maintains the physical condition of the property.
- Utilizes hand tools and power tools to participate in upkeep.
- Picks up debris and removes other objects from the property.
- Responds to issues outside of normal work schedule when required.
- Provides professional and timely responses to all work orders.
- Follows all company policies and procedures.
- Performs all other duties as assigned.
- Required:
Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment. - EPA Section 608 Certification (HVAC):
Required for technicians handling refrigerants in HVAC systems. Ensures compliance with federal environmental regulations. - HVAC Certification:
May include certifications such as HVAC Excellence or equivalent that validate HVAC‑specific technical skills. - Preferred:
- OSHA 10 or OSHA 30 Certification:
Demonstrates general workplace safety knowledge, particularly valuable in construction and technical environments. - CPO (Certified Pool Operator):
Beneficial for roles involving pool and spa maintenance; includes training in water quality, safety, and mechanical systems. - Plumbing or Electrical Licenses:
Depending on state requirements, licenses or certifications in plumbing or electrical work are advantageous and support a broader range of maintenance capabilities.
- Frequently sit, stand and walk.
- Regularly required to talk or hear.
- Frequently required to use hands or fingers to handle or feel objects, tools or controls.
- Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
- Occasionally lift and/or move up to 75 pounds.
- Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
- The noise level in the work environment is usually moderate to high.
- Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.
- Travel up to 10% of the time.
