This is a delivery-focused business working on complex, detail-led residential schemes - including structural alterations, cut & carve works, and high-end refurbishments — rather than volume new build or process-heavy corporate work.

Projects are typically technically challenging, often in live environments, with a strong emphasis on quality, coordination, and commercial control.

• Take full commercial ownership of residential refurbishment projects from procurement through to final account
• Manage subcontractor packages, valuations, variations, CVRs, and cost reporting
• Work closely with Project Managers, Site Teams, and Directors to protect commercial outcomes
• Involvement in structural works, heavy refurb, and live residential environments
• Support tenders and early-stage cost planning where required

• Project QS or Senior QS from a main contractor background
• Strong experience in residential refurbishment / extensions / heavy refurb
• Comfortable running your own projects with minimal hand-holding
• Commercially sharp, practical, and delivery-focused
• Someone who prefers autonomy and responsibility over rigid corporate process
