Estimator (Housing / Social Housing)
Location:
North London
Salary: £60k-£80k p/annum - Subject to experience

About the RoleWe are seeking an experienced Estimator with a strong background in housing and social housing frameworks to join our commercial team. The successful candidate will be responsible for preparing accurate and competitive cost estimates for projects ranging from £500,000 to £20m, ensuring alignment with client requirements and company objectives.
Key Responsibilities- Prepare detailed and accurate cost estimates and tender submissions for housing and social housing projects
- Manage the full tendering process from initial enquiry through to submission
- Review drawings, specifications, and other documentation to assess project requirements
- Obtain and analyse subcontractor and supplier quotations
- Identify value engineering opportunities to ensure competitive pricing
- Assess project risks and incorporate them into tenders
- Produce bills of quantities and cost plans where required
- Liaise with clients, consultants, subcontractors, and internal teams
- Attend tender interviews and pre-contract meetings
- Maintain up-to-date knowledge of market rates, materials, and labour costs
- Support handover of successful tenders to the delivery team
- Proven experience as an Estimator within the construction industry
- Strong background in housing and/or social housing frameworks
- Experience pricing projects typically between £500k and £20m
- Solid understanding of construction processes, contracts, and procurement routes
- Proficient in estimating software and Microsoft Office packages
- Ability to read and interpret technical drawings and specifications
- Strong analytical and numerical skills with high attention to detail
- Excellent communication and negotiation skills
- Ability to manage multiple tenders and meet deadlines
- Relevant degree or qualification in Quantity Surveying, Construction Management, or similar
- Knowledge of framework agreements (e.g., social housing frameworks, local authority frameworks)
- Experience working with JCT or NEC contracts
