An established and highly respected luxury residential main contractor is looking to appoint an experienced Quantity Surveyor to join its growing commercial team.
The business delivers some of London's most prestigious high-end residential refurbishment, fit out and bespoke new build projects, working with private clients, architects and designers to create exceptional homes throughout Central London. Project values typically range from £2m to £20m+. The company has built a strong reputation for quality, repeat business and a collaborative working culture.
This is an excellent opportunity for someone looking to take ownership of projects, work closely with senior management and progress their career within a growing contractor.
The Role
You will take full commercial responsibility for one or multiple projects, managing the commercial process from tender through to final account.
Responsibilities include:
- Managing projects from tender through to final accounts.
- Procurement of subcontractors and suppliers.
- Preparing tender packages and analysing subcontractor returns.
- Negotiating subcontract agreements.
- Cost planning, budgeting and forecasting.
- Producing monthly valuations and cost reports.
- Managing variations and change control.
- Preparing and agreeing interim applications and final accounts.
- Monitoring project profitability and cash flow.
- Working closely with Project Managers and Site Managers to maintain commercial control.
- Building strong relationships with clients, consultants and subcontractors.
- Identifying commercial risks and opportunities throughout the project lifecycle.
- Reporting directly to the Commercial Director.
Requirements
- Experience as a Quantity Surveyor with a main contractor.
- Previous experience delivering high-end residential, super prime residential, luxury refurbishment or bespoke new build projects.
- Strong understanding of JCT contracts.
- Proven experience managing projects independently from tender to final account.
- Excellent commercial awareness and negotiation skills.
- Strong communication and relationship-building abilities.
- Degree qualified or equivalent in Quantity Surveying or Construction Management (preferred).
