Building Maintenance Surveyor
PO4 Building Maintenance SurveyorThe Royal Borough of Greenwich is seeking an experienced, highly motivated and technically competent Building Maintenance Surveyor to join its Repairs and Investment Section.
This is an exciting opportunity for a professional surveyor with a strong background in housing repairs, maintenance and asset management to play a key role in maintaining and improving the Council's housing stock. The successful candidate will combine hands-on technical surveying with project management and strategic asset planning, ensuring that homes are safe, well maintained, energy efficient and deliver value for money for residents.
Technicalsurveying and repairs
- Carry out detailed building surveys, inspections and condition assessments of the Council's housing stock.
- Diagnose building defects and determine appropriate repair and maintenance solutions.
- Prepare clear specifications, schedules of work and technical reports.
- Provide professional technical advice to colleagues, residents, contractors and other stakeholders.
- Ensure completed works meet the required specification, quality standards and resident expectations.
- Manage responsive repair, maintenance and improvement projects from inception through to completion.
- Administer building contracts, including the assessment of works, valuations, variations and final accounts where appropriate.
- Monitor contractor performance, quality and compliance.
- Inspect completed works and ensure defects are identified and rectified.
- Support the resolution of complex technical issues and complaints.
- Ensure works comply with Building Regulations, health and safety legislation and relevant statutory requirements.
- Identify and appropriately elevate risks relating to asbestos, structural defects, fire safety, damp and mould and other building safety matters.
- Maintain accurate inspection, project and contract records.
- Identify opportunities to reduce repeat repairs and improve long-term asset performance.
- Contribute to the planning and delivery of strategic asset management programmes.
- Build effective working relationships with internal teams, contractors, consultants and external partners.
- Work collaboratively across repairs, investment, housing management and other Council services.
- Provide technical leadership and mentoring to colleagues where appropriate.
- Represent the service at meetings with stakeholders and Members when required.
- A qualification in Building Surveying or a related construction discipline.
- Significant experience in housing repairs, maintenance and building surveying.
- Experience of carrying out building surveys, inspections and preparing technical reports and specifications.
- Experience of contract administration and project management.
- A sound understanding of building pathology and repair techniques.
- Knowledge of Building Regulations, health and safety legislation and relevant housing standards.
- Experience of working with housing asset data and contributing to planned investment programmes.
- Excellent communication, negotiation and report-writing skills.
- The ability to manage a varied workload and work effectively with multiple stakeholders.
- The ability to build positive and productive relationships with colleagues, residents, contractors, consultants and Members.
- Membership of, or a willingness to work towards membership of, the Royal Institution of Chartered Surveyors (RICS) or another relevant professional body.
- A full UK driving licence, where required for the role.
