OPR's client is a growing property consultancy and investment portfolio owner specialising in high‑end residential properties, with additional assets spanning commercial and hospitality sectors. They are seeking an experienced Property Manager to take ownership of their London portfolio and support smooth operations across the wider estate.
Role OverviewThis is a senior‑level Property Manager position overseeing the day‑to‑day management of residential properties, ensuring excellent tenant service, strong asset performance, and efficient operational delivery. Experience with commercial or hospitality properties is beneficial.
The role also includes investment appraisal and financial modelling, working closely with senior leadership to review portfolio performance, acquisitions, and disposals.
Key Responsibilities Property & Tenant Management- Oversee all tenant communication, tenancy lifecycle management and issue resolution.
- Ensure properties are well‑maintained through inspections, contractor coordination, and compliance checks.
- Maintain high standards of service across residential and mixed‑use assets.
- Manage property budgets, rent reviews, service charge processes and financial reporting.
- Lead a small team, coordinating the work of the Property Administrator and Maintenance Manager.
- Implement operational improvements to enhance efficiency.
- Ensure all properties meet health & safety, landlord compliance and best‑practice standards, including RICS guidelines.
- Maintain documentation, certification records and regulatory adherence.
- Support refurbishment programmes, value‑add projects, and long‑term asset planning.
- Assist the Directors with investment strategies, acquisitions and disposals.
- Analyse financial and operational performance across the portfolio to identify growth opportunities.
- Conduct market research and produce comparative reports on London and wider property markets.
- Build financial models on rental yield, occupancy, operating costs, refurbishment budgets and ROI.
- Support feasibility studies and risk assessments for new investments.
- Provide insights for capital expenditure planning and long‑term portfolio optimisation.
- 5+ years' experience in high‑end residential property management; exposure to commercial or hospitality assets is advantageous.
- RICS accreditation preferred (not essential).
- Strong skills in investment analysis, financial modelling and portfolio reporting.
- Confident using or implementing property management software.
- Proven team leadership capabilities.
- Proactive, solution‑driven and able to work autonomously.
