This is a rare opportunity to become the first dedicated Business Development Manager within an established, highly regarded property consultancy with an impressive blue-chip client base.

This is not an account-management role. It is a genuine new-business hunting position for someone with a strong property network, commercial instinct and the ambition to build something significant.

You’ll have the freedom to leverage your existing black book from day one, while developing new relationships, opening new markets and creating a sustainable pipeline across London, the West Midlands and wider regional markets.

With uncapped, revenue-linked commission, your success will be directly reflected in your earning potential.

About the Business

Our client is an established firm of Chartered Surveyors, Project Managers, Cost Consultants and Development Monitors, advising investors, developers, funds, occupiers, banks, landed estates and property managers across the UK.

The business has built a strong reputation and blue-chip client base across commercial, residential, hotel, industrial & logistics and retail markets.

Following sustained growth, the firm is now investing in a dedicated new-business function for the first time.

This is your opportunity to build the commercial engine rather than inherit one.

Your focus will be simple: identify opportunities, build senior relationships, secure meetings, win instructions and grow revenue.

You’ll combine your existing network with targeted prospecting, market intelligence, Linked In, CoStar, events and referrals to create a high-quality pipeline.

There is also significant opportunity to cross-sell additional services into existing relationships, maximising the value of every client connection and instruction.

What You’ll Do
  • Leverage and develop your existing network of property and built-environment contacts.
  • Identify and win new clients across investors, developers, funds, occupiers, landed estates, property companies and agents.
  • Build trusted relationships with senior decision-makers including Development Directors, Asset Managers, Fund Managers, Estates Directors and Heads of Property.
  • Generate and qualify new opportunities through networking, referrals, events and targeted outbound activity.
  • Use CoStar, Linked In Sales Navigator and CRM data to identify and prioritise high-value prospects.
  • Secure and lead first meetings, pitches and tenders alongside the firm's technical Directors.
  • Identify cross-selling opportunities across the firm's service lines.
  • Develop referral relationships with agents, contractors, architects, lawyers and other professional advisers.
  • Help identify and open new regions and growth sectors, including private healthcare and selected public-sector, heritage and cultural opportunities.
  • Own your pipeline, forecast accurately and report directly to the Managing Director on commercial performance.

The role has a strong focus on London and the West Midlands, with scope to develop opportunities nationally and open new markets.

What We’re Looking For
  • A strong, demonstrable black book of relevant property or professional-services relationships.
  • A track record of winning new business and generating fee income.
  • Experience selling property, construction, surveying or other professional services.
  • Established relationships with senior property and real-estate decision-makers.
  • The confidence and credibility to operate at Director and Head-of level.
  • A consultative, relationship-led approach to business development.
  • Commercial drive, resilience and the ability to turn relationships into revenue.
  • Strong organisation and pipeline management skills.
  • The confidence to combine personal networking with data-led prospecting.
  • The ambition to open doors the business has not previously been able to open.
