• Oversee the maintenance and upkeep of multiple properties within the assigned area, ensuring consistent quality of service and adherence to maintenance standards across all locations.
• Conduct inspections of all public areas, resident apartments, and equipment to ensure proper maintenance and adherence to safety standards.
• Manage resident work orders and ensure timely completion for a positive resident experience.
• Coordinate with the general manager on all maintenance activities and report on progress.
• Implement safety training programs, including the use of safety equipment and maintaining MSDS records.
• Oversee and inspect the condition of plumbing, electrical systems, appliances, HVAC, and building structures.
• Supervise contracted work on the property, ensuring quality and compliance with company standards.
• Create and maintain maintenance schedules, tracking productivity and managing labor costs.
• Maintain communication with vendors, order supplies, and verify deliveries for accuracy.
• Respond to maintenance emergencies and handle off‑hours callbacks as needed.
• Monitor and safeguard property assets, including tools, equipment, and facilities.
• Participate in the hiring, training, and performance management of the maintenance team.
• Conduct safety meetings to review policies, procedures, and any relevant issues.
• Ensure compliance with company policies, Fair Housing laws, and other state, federal, and local regulations.
• Additional responsibilities as assigned.

• Minimum of 3 years of maintenance experience in HVAC, plumbing, and electrical.
• High school graduate or equivalent.
• Minimum of one year supervisory experience, preferably in residential properties, rental operations, or related business operations.
• EPA Type II (or above) certification preferred.
• Air conditioning and refrigeration certification by an EPA‑approved testing organization preferred.
• Pool maintenance certification, if required by local regulation, preferred.
• Strong interpersonal and communication skills, including the ability to build and maintain quality relationships.
• Proficiency with technology and adaptability to online systems.
• Carbon Literacy Certification or willingness to undertake training.

• Competitive salary: $29–$33 per hour.
