Multi Versity Housing Partners (MVPM, LLC) is looking for a Full Time Assistant Property Manager in Champaign, IL to join its growing team.
We are seeking an innovative, driven individual to oversee a new acquisition—two small properties in Champaign (one student and one conventional). The property will undergo renovations and be positioned as a high‑profile luxury apartment community.
Major Responsibilities- Create monthly variance and executive summary reports.
- Project quarterly income and expenses.
- Code and input invoices; oversee rent posting, bank deposits, collections, and eviction notices.
- Compile weekly reports, utilities over‑age charge‑backs, and negotiate contracts.
- Maintain positive resident relations and execute the company reputation management platform.
- Develop and execute a leasing and marketing plan (budget, tiers, strategies).
- Conduct phone, online, and in‑person sales, renewals, and marketing events.
- Compile and submit accurate market surveys and weekly/daily reports.
- Analyze market data, create sales plans, and manage social media outreach.
- Lead tours, process, and close leases; maintain lease files and conduct audits.
- Hire, train, develop, and evaluate leasing and marketing staff.
- Oversee business‑to‑business outreach and leasing follow‑up.
- Track and analyze traffic; suggest adjustments based on results.
- Help create and implement resident retention plans.
- Ensure daily property inspections, correct deficiencies, and audit safety and appearance standards.
- Oversee quarterly apartment inspections, charge‑backs for damages, and report safety concerns to the Regional Manager.
- Maintain files, licenses, and ensure compliance with code and regulations.
Minimum:
- High school diploma or equivalent.
- One year of Assistant‑level Property Management experience, including basic accounting.
- Proficient in Google G‑Suite, property management software, and spreadsheets.
- Strong people management, delegation, and persuasive skills.
- Marketing knowledge and customer service excellence.
- Solid financial skills: budgets, projections, and reports.
- Accounting basics, math, detail orientation, and analytical abilities.
- Excellent communication, prioritization, and confidentiality handling.
- Understanding of Fair Housing, maintenance issues, and compliance.
- Ability to respond to emergencies and build community involvement.
Preferred:
- Bachelor’s degree in business or related field.
- More than one year of Assistant‑level management experience.
- Valid driver’s license.
- Occasional overnight travel.
- Ability to sit for long periods; use hands and fingers.
- Speak, see, hear, think, concentrate, and communicate.
- Reach, bend, stoop, push, pull, and lift up to 10 lb.
- Walk and climb stairs.
The work is conducted in a temperature‑controlled office environment with moderate noise levels; off‑site activities may be required.
