Overlook Projects is on the hunt for a rare type of builder, the kind of project manager who can handle the budget and the nail gun. If you thrive in both spreadsheets and sawdust, we want to meet you. This is not an office job. It's a hands‑on leadership role for someone who's just as comfortable reviewing drawings and coordinating subcontractors as they are picking up a level and solving problems on site.

You'll help us deliver beautiful, high‑integrity homes in North Carolina while shaping the future of a fast‑growing company.

Overlook Projects is a boutique residential construction company specializing in new builds and select remodels, with a strong presence in the Triangle region, including Chapel Hill, Durham, and Hillsborough. While we also operate in the High Country, this role is focused on our growing portfolio in the Triangle. We're a design‑forward, quality‑obsessed, and culture‑driven team. Founder‑led and scaling quickly, we prioritize clear communication, integrity, and problem‑solving without the drama.

No corporate fluff, just great people building exceptional homes with honesty and care.

As a Project Manager at Overlook
, you'll take the reins on high‑end residential projects from pre‑construction to final punch. You'll lead field teams, work directly with clients, and collaborate with architects and trades. You'll also stay hands‑on in the field, whether that's jumping in with carpentry, quality control, or getting creative to solve real‑world build problems. We're looking for someone ready to own the day‑to‑day management of Triangle‑area projects.

Key Responsibilities
  • Manage ground‑up builds and renovation projects from planning to completion
  • Interpret plans, organize timelines, and run budgets using Materio (or similar platforms)
  • Procure materials, coordinate subcontractors, and maintain build schedules
  • Enforce safety and ensure compliance with building codes and standards
  • Problem‑solve in real‑time and provide practical, hands‑on solutions when needed
  • Build lasting relationships with homeowners, architects, tradespeople, and vendors
  • Occasionally jump in with skilled carpentry or help tackle tasks in between trades
  • Mentor others while staying humble and collaborative
Qualifications
  • 5 or more years of project management experience in residential construction
  • Strong background in carpentry or field work (mountain building experience a plus)
  • Ability to manage budgets, schedules, and multiple active sites
  • Excellent communication and organizational skills
  • Experience with construction management software (Materio, Builder Trend, CoConstruct, etc.)
  • Confidence in both leadership and hands‑on execution
  • A resourceful, problem‑solving mindset. Someone who doesn't just report problems, but solves them
  • Comfortable working independently without layers of corporate structure
  • Based within ~30 minutes of Hillsborough/Chapel Hill/Durham
Salary & Benefits
  • Full time position
  • Competitive salary at $80,000 to $100,000 per year, based on experience
  • 4 weeks paid vacation per year
  • 9 paid holidays
  • Employer‑sponsored health plan + dental & vision options
  • 401(k) with employer match
  • Profit‑sharing potential
  • Mileage reimbursement
  • Work‑from‑field flexibility, no office cubicles here
  • Collaborate with a small but mighty team of builders, designers, and creatives
  • Real opportunity to grow as we scale
