Job Summary

The Project Executive is responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. The PX manages work consistent with standards of quality and integrity and may participate in marketing, estimating, bidding, and contract negotiation phases. The primary function is to champion the execution of the work – preconstruction (when assigned) and construction. This is the highest management level at a project site and typically involves large, complex projects or multiple projects totaling $200 million or more.

Key Responsibilities
  • Champions the orderly, timely transition of projects from estimating to the field, including project review meetings assessing contract requirements, general conditions, schedules, budgets, subcontracts and purchase order agreements.
  • Completes closeout requirements and punch lists promptly and handles warranty callbacks to maintain owner/client relationships.
  • Coordinates with the Project Team on means and methods for successful and profitable execution; reviews manpower, equipment, and material resources.
  • Establishes and maintains professional relationships with owners, architects, engineers, and subcontractors.
  • Establishes the project charter and a comprehensive project management plan (PMP) including scope, procurement, environmental, time, financial, quality, safety plans and risk management.
  • Has overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction.
  • Manages billings to ensure timely payment applications and collection, maintaining positive cash flow; oversees the payment process with subcontractors.
  • Develops the overall CPM schedule and coordinates with the Project Superintendent and Project Engineer; ensures suitable levels of detailed schedules and tracks delays or changes; utilizes Lean practices in scheduling.
  • Participates in or leads business development activities including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
  • Provides feedback to estimators for future bidding or negotiations, particularly sub-contractor performance evaluations.
  • Prepares Monthly Progress Reports in coordination with the Superintendent(s); uses reports to manage costs and project cost projections.
  • Handles purchase orders, subcontracts, insurance certificates, bonds, and lien waivers appropriately.
  • Understands and administers prime contract terms and conditions, contract documents, subs, purchase orders, and related insurance and compliance.
  • Reviews and executes change orders, supplements, and cost-control budget adjustments; reviews estimates for cost controls, equipment, constructability, formwork, materials, manpower, and schedule.
Minimum

Job Requirements
  • Experience in preconstruction and in managing construction projects.
  • Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
  • Proficient use of all Microsoft Office Suite programs.
  • This manager level typically manages large, complex projects or multiple projects with dollar volume in excess of $200 million; usually 20+ years of experience.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
