Job Description & How to Apply Below
As our Design-Build Preconstruction Program Manager, you will orchestrate the early phases of multiple projects—bringing clarity to scope, certainty to cost, and realism to schedules. You’ll partner with Project Managers, supervisors, and business development teams to shape winning pursuits and keep the pipeline moving efficiently.
A day in the role
Your morning might begin aligning with PMs on a go/no-go strategy and pursuit schedule. By midday, you’re guiding architects and engineers through design coordination—resolving gaps, flagging constructability items, and aligning deliverables with budget expectations. In the afternoon, you’re on site for due diligence: validating existing conditions, evaluating risk, and noting impacts to means, methods, and cost. You close out the day refining a conceptual estimate into a detailed cost model, updating the schedule, and polishing a technical proposal section for submission.
Core responsibilities
Lead and support preconstruction across multiple concurrent projects: design coordination, scheduling, budgeting, estimating, and due diligence.
Apply design-build expertise to integrate design progression with construction planning and delivery strategies.
Partner with clients, designers, and internal teams to clarify requirements and craft execution plans.
Conduct site visits to assess existing conditions, constructability risks, logistics, and budget implications.
Develop conceptual and detailed cost estimates, project schedules, and compelling technical proposals.
Prepare and manage bid documents; qualify subcontractors, evaluate proposals, and perform thorough bid analyses.
Identify value engineering options and alternative technical solutions that protect quality and schedule.
Support business development efforts through proposal preparation and opportunity management.
Strengthen client relationships and drive continuous improvement in preconstruction processes.
Coach junior preconstruction staff and project team members; promote knowledge sharing.
Qualifications & experience4–7 years in preconstruction, project management, or closely related construction roles.
Required:
Hands-on design-build experience in a Preconstruction and/or Project Management capacity.
Bachelor’s in Construction Management, Architecture, Engineering, or related field; or equivalent practical experience.
Proficiency in estimating, budgeting, scheduling, design coordination, and project delivery methods.
Experience leading cross-functional teams and managing multiple stakeholders.
Exceptional analytical, communication, problem-solving, and organizational abilities.
Proven capacity to mentor others and manage projects of varied size and complexity.
