A depth of experience with concrete and structural steel is essential.

You'll build and manage client relationships across the full project lifecycle, resolve cost and schedule challenges as they arise, and drive the standards that keep every project profitable and on track.

What You'll Do

  • Assist preconstruction personnel with project procurement strategies, including trade partner solicitation and quantitative take-offs, with particular focus on concrete and structural steel scopes.

  • Manage designers and design/procurement completion for negotiated design-build or construction management projects within the civic or education sectors.

  • Support team preparation for sales presentations and interviews with prospective clients, especially on civic or institutional projects.

  • Develop, maintain, and manage client relationships and accounts throughout the project lifecycle.

  • Develop Project Management Plans (PMP), including Project Team Work Plans and Responsibility Matrix, and implement PMP work plans as projects require.

  • Develop and organize job cost codes and establish buy-out strategies to maximize profit potential, with special emphasis on concrete and structural steel trades.

  • Develop project schedules using company software, including detailed work breakdown structures for courthouse and large-scale civic projects.

  • Understand and execute Owner Contract terms, conditions, payment requirements, schedule requirements, and risk elements, as often seen in civic and education projects.

  • Understand all requirements defined in project plans and specifications.

  • Delineate work scope and prepare written scopes of work for subcontract agreements; prepare and execute purchase orders and subcontracts in accordance with contract signature policy limits.

  • Implement risk management plans for subcontractor/supplier set-up, selection, and management, including trade partners specializing in concrete and structural steel.

  • Ensure bonds and insurance requirements are fulfilled for owner contracts and subcontracts before work commencement.

  • File required notices, including Notice of Contract and Notice to Lien Agent, within specified time frames.

  • Mentor and provide guidance to lower-tier project managers, engineers, and administrators.

  • Manage client relations throughout the project, with a focus on "Raving Fan" ratings and client satisfaction.

  • Ensure fair treatment of trade partners and develop new trade partner relationships within the civic/education and structural trades.

  • Prepare accurate cost projection reports and cash flow projections for GM review and approval.

  • Implement change management processes with owners and designers, tracking via Prolog.

  • Process owner, subcontractor, and vendor invoices according to established accounting department dates.

  • Resolve cost issues and conflicts with trade partners in a timely manner.

  • Conduct and document trade partner pre-installation meetings before work begins, especially for concrete and structural steel scopes.

  • Develop and execute Quality Control/Quality Assurance measures following "Never Fail" guidelines.

  • Implement document control processes to maintain current plans and specifications.

  • Prepare and distribute monthly Owner Project Status Reports as required by the owner contract.

  • Conduct and document project meetings, with emphasis on time, money, quality, and scope.

  • Participate in weekly coordination meetings within Prolog, documenting all project-related…
