FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn flexible, predictable income and enjoy a flexible schedule. Experience with mortgage field inspections is not required; time management and meeting deadlines are crucial.
What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties and send independent contractors to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities- Most common type of inspection should only take 5-6 minutes.
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in a mobile application.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you can expect $30–$40 per hour equivalent. Depending on the county and whether it's urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. The work is consistent month-to-month, and earnings increase as you become established and cover larger territory.
No additional mileage reimbursement above the flat fee per inspection.
