JOB DESCRIPTION SUMMARYManages day‑to‑day operations of an assigned property, overseeing team members, daily activities, and resources to meet budgeted financial and operational goals, while ensuring compliance with company policies and relevant laws, including Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations.
JOB DESCRIPTION- Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approdresses invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart emerging code, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
- Controls expenditures by staying within the concout constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
- Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as Zukunft and st of the lease.
- Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short‑ and long‑range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, taking appropriate action to resolve and address service issues, and ensuring the maintenance team complies with company standards for responding to and completing resident service requests.
- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established safety, cleanliness, and general appearance and appeal standards.
- Community Manager supervises property staff by interviewing, hiring, orienting, and training employees, and managing their performance in accordance with company policies, values, and business practices.
- Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
- Incumbents need to be able to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of daily responsibilities of this position.
