Estimator - Commercial Ground-Up Construction
Location: Charlotte, NC
Compensation: $140,000 - $170,000 base salary (commensurate with experience)
We are a growing Charlotte-based General Contractor specializing in commercial ground-up projects throughout the Carolinas. Our portfolio includes office, industrial, retail, adaptive reuse, and mixed‑use developments. With a strong pipeline of upcoming work, we are seeking an experienced Estimator to support preconstruction efforts and help drive accurate, competitive, and strategic project budgeting.
Position OverviewThe Estimator will develop detailed cost estimates for commercial ground‑up projects from early conceptual pricing through final GMP. This position works closely with project managers, preconstruction leadership, owners, and subcontractors to ensure reliable budgets, well‑qualified bids, and strong trade coverage.
Key Responsibilities- Prepare detailed quantity take‑offs, scope sheets, and cost estimates for commercial ground‑up projects.
- Review drawings, specifications, and addenda to identify gaps, risks, and value opportunities.
- Solicit, qualify, and level subcontractor bids to ensure complete scope and competitive pricing.
- Build and maintain project budgets at all phases—conceptual, schematic, DD, and CD.
- Partner with project teams during preconstruction to align scope, schedule, and cost.
- Strengthen and expand relationships with subcontractors across the Carolinas.
- Maintain historical cost data, unit pricing, and internal estimating databases.
- Support value engineering, constructability reviews, and subcontractor strategy.
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
- 4+ years of estimating experience with a GC, ideally on commercial ground‑up or large commercial renovation projects.
- Strong understanding of construction means, methods, sequencing, and commercial project delivery.
- Proficiency with estimating tools such as Sage, Pro Est, Bluebeam, On‑Screen Takeoff, or similar.
- Strong knowledge of the regional subcontractor market and trade pricing.
- Excellent communication, organizational, and negotiation skills.
- Ability to manage multiple estimates and deadlines in a fast‑paced environment.
