Job Description Summary

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Essential Responsibilities
  • Ensures achievement of the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on‑site traffic, maintaining an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day‑to‑day sales and leasing activities.
  • Stays informed on market and competitor conditions, developing and implementing short‑ and long‑term marketing plans and goals, and creating innovative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
  • Develops print and internet advertising strategies, uses technology to promote the community and communicate with prospects, and utilizes the company’s property management software to generate sales and leasing reports.
  • Works with maintenance to ensure the community meets the company’s standards for appearance and safety, and develops activities and programs to enhance the salability of the apartments by inspecting “ready” units, creating mini‑models, and using merchandising techniques to promote the community.
  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures.
  • Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance, and uses internal resources to support solution strategies; makes presentations on marketing and leasing results to clients, owners, and business managers.
  • Oversees the lease renewal program, sponsors renewal functions, manages communication and notification, and assists with resident move‑outs as needed.
  • Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or convey requests to the appropriate parties.
  • Supervises the leasing team by hiring, training, and managing performance in accordance with company policies and practices.
Required Licenses or Certifications
  • All licenses and certifications required by state and local jurisdictions.
  • Valid driver’s license for operating a golf cart on property.
Physical Demands
  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
  • Travel may be required for assistance at other properties, training, or business meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays.

The hourly range for this position is $19.00 – $21.00.
