Floating Maintenance Supervisor – Elmington

Position SummaryAs the Floating Maintenance Supervisor, you will oversee the maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests, drawing on a strong background in HVAC, plumbing, electrical, and general carpentry.
Key Responsibilities- Customer‑service focused.
- Supervise the workflow for the service staff and delegate workload.
- Meet and exceed budget expectations for expenditures.
- Order supplies, materials, and tools as needed.
- Diagnose and repair major appliances, HVAC, plumbing, electrical (when license not required), general carpentry, pool care, roof and gutter repairs.
- Address landscaping and snow/ice removal issues.
- Communicate effectively with residents and coworkers, even in difficult situations.
- Perform service requests correctly and promptly.
- Operate computers and other technological devices to access email and company software.
- Execute Elmington’s non‑negotiables for service work orders and vacant turn times.
- Demonstrate proven leadership, forward thinking, innovation, and drive.
- Minimum 2 years of property maintenance and/or related experience.
- Effective communication.
- Maintain the physical condition of the property.
- Utilize hand and power tools.
- Perform building maintenance and repairs.
- Respond to issues outside normal work schedule when required.
- Accurately record time worked by clocking in before starting work and out only when done.
- Follow all company policies and procedures.
- Other duties as assigned.
Required: Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
- EPA Section 608 Certification (HVAC) – for refrigerant handling.
- HVAC Certification – e.g., HVAC Excellence or equivalent.
Preferred:
- OSHA 10 or OSHA 30 Certification.
- CPO (Certified Pool Operator).
- Plumbing or electrical licenses as appropriate to state requirements.
- Frequent sitting, standing, and walking.
- Regular speech and hearing required.
- Use hands or fingers to handle or feel objects, tools or controls.
- Occasional climbing, stooping, kneeling, crouching or crawling.
- Occasional lifting or moving up to 25 lbs.
- Vision: close, distance, peripheral, and focus adjustment.
- Typical moderate noise level.
- Temperature in the workplace moderate, with ability to tolerate seasonal cold and heat outdoors.
- Travel up to 50% of the time.
