** Operating Engineer
** Develop your engineering career  Operating Engineer leads the property operation, inspection, and maintenance processes to fire life systems, mechanical, HVAC, electrical and plumbing equipment, grounds, and all other building systems.

This position requires the Operating Engineer to be on-site and able to manage other issues remotely when not.

Schedule:

7am-4pm Monday through Friday (with taking a one-hour lunch daily) + rotating on-call (currently 2 weeks on call every 8 weeks, currently covering six properties)

Schedule:

Mondays and Thursdays at property A, Tuesdays and Fridays at property B, alternating Wednesdays at each property.

Expected compensation: $25.96 - $28.85 per hour
** WHAT YOU’LL DO
*** Complete assigned tasks that include but are not limited to, painting, pressure washing, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), plumbing, HVAC systems, HVAC / IAQ troubleshooting, water treatment, locksmith work and general maintenance.
* Be the property engineering leader for all major repairs and engineering projects, including bidding projects, overseeing, and following the completion of the work.
* Maintain work order system (CMMS) daily and complete any tenant service requests.
* Perform assigned preventive maintenance, fire life safety system management and inspection tasks.
* Support on-call or emergency response situations.
* Support property issues remotely when needed.
* Troubleshoot all building systems, including electrical, plumbing, DDC, pneumatic controls, HVAC/IAQ and FLS Systems
* Comply with all safety procedures and documentations.
* Participate in ongoing technical, safety, and operational process training programs.
* Other projects and tasks assigned.
** WHAT YOU BRING TO THE TABLE
*** 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
* Trade school education, union training, military service or college is desirable.
* Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
* Experience using Microsoft Office (Word, Outlook, Excel, Teams)
* Ability to lift up to 50 lbs.
* Comfort using ladders up to thirty feet tall and working at heights.
* Ability to frequently climb, bend, kneeling, lift and/or drive.
* Ability to walk and/or stand for the major of the day.
* Strong customer service skills.
