Responsibilities:

• Maintain property condition per SOP, OSHA & industry standards.
• Remove trash, debris & sweep common areas continuously.
• Repair loose stairwell treads & exterior lighting.
• Mow lawns, rake leaves, apply weed & feed, top‑seed & water as scheduled.
• Install seasonal plantings, decorative rock, water features; trim trees & shrubs.
• Maintain & repair irrigation system, fountains, pool & spa equipment.
• Pressure wash sidewalks, buildings, pool decks.
• Assist with snow removal as required.
• Promote safety awareness & adhere to all property policies.

Qualifications:

• High School/GED or trade diploma with 1 year full‑time lawn/grounds experience.
• Efficient in reading instructions & documenting labor & materials.
• Certified Pool Operator (CPO) preferred.
• Valid driver’s license & dependable schedule flexibility for after‑hour emergencies.
• Understanding of diverse resident & employee populations; follow non‑harassment & inclusion policies.
