Onsite Maintence Technician

Onsite Maintenance Technician – Associa, Chattanooga, TN – Salary: $90,000.00–$

Maintain and ensure the safe operation of a high‑rise condominium building. Perform routine and emergency maintenance, repairs, and inspections of building systems and common areas to keep the property in excellent condition for residents and compliant with safety standards.

• Perform preventive maintenance on building systems (HVAC, plumbing, electrical, elevators, fire safety).
• Complete general repairs: drywall, painting, minor carpentry, basic plumbing/electrical.
• Maintain common areas: lobbies, hallways, rooftop amenities, fitness centers, and parking garages.
• Respond to resident service requests and complete work orders with professionalism.
• Monitor and maintain building access systems, lighting, and security features.
• Assist with seasonal tasks (e.g., snow removal, HVAC filter changes).
• Document work with before/after photos, notes, and expense tracking.
• Participate in on‑call rotation.
• Operate and maintain tools and equipment safely and efficiently.

• Own basic tools (drill, saw, screwdrivers, level, hammer).
• Comfortable working on ladders (up to 2 stories).
• Proficient with smartphones and email for communication and reporting.
• Ability to work independently and manage time effectively.
• Knowledge of OSHA safety standards and local building codes.
• Strong communication and customer‑service skills.
• High School Diploma or GED required.
• 1–3 years of experience in building maintenance or a related field.

• Indoor and outdoor work environments, including rooftops and mechanical rooms.
• Frequent standing, walking, lifting, and use of powered equipment.
• Exposure to noise, dust, heat, cold, and other environmental factors.
• Overtime may be required during emergencies or seasonal demands.

• Regular standing, reaching, and manual tasks.
• Occasional sitting for administrative duties.
• Ability to lift and carry up to 50 lbs safely.
