Pinnacle Group are looking for an experienced Lifecycle and Variation Projects Manager to join our Total Facilities Management team and lead the procurement, planning and delivery of lifecycle maintenance and new works across our schools PFI portfolio. In this key role, you’ll oversee contractor performance, ensure full compliance with contractual, legislative and health and safety standards, and manage budgets to deliver high‑quality outcomes on time and within scope.

Acting as the primary point of contact for clients, service partners and internal teams, you’ll take ownership of tender analysis, specification development, reporting and the delivery of robust project documentation. The role also includes day‑to‑day oversight of a project coordinator and close collaboration with operational teams to drive best value, service excellence and customer satisfaction.

Our Total Facilities Management team delivers integrated asset management and maintenance services across education, leisure, corporate, health and residential sectors. We focus on keeping facilities running smoothly, safely, and efficiently – helping our clients create spaces that work for everyone.

The ideal candidate is a strong, confident project leader with hands‑on experience delivering complex building services projects, including lifecycle programmes and variation works. You will bring proven budget management skills, excellent stakeholder communication and a solid understanding of health and safety legislation, building standards and industry best practice. Experience with in PFI environments and educational settings is highly desirable, alongside the ability to produce accurate reports, forecasts and technical documentation.

You’ll be proactive, organised and able to manage multiple work streams while maintaining service quality and driving continuous improvement across essential school facilities.

This is a hybrid role with travel across Enfield, Newham, Swanscombe, Clacton and Hatfield.

Key responsibilities will include:
  • Lead the procurement and delivery of lifecycle maintenance and new works across schools PFI contracts.
  • Ensure full compliance with contractual, legislative, health & safety and building/engineering standards.
  • Manage contractor performance and implement a proactive, cost‑effective contractor management strategy.
  • Control lifecycle and variation budgets, reporting forecasts and processing monthly accruals.
  • Act as the main client contact for all lifecycle, variations and new works activity.
  • Act as Employer’s Agent / Account Manager for the delivery of all new works and variations, ensuring contractual obligations are met.
  • Produce tender documents, specifications, drawings and ensure accurate post‑work documentation.
  • Complete service delivery audits to ensure performance meets agreed standards.
  • Line manage the project coordinator and oversee day‑to‑day contractor and internal team performance.
  • Collaborate with service partners to deliver efficient, customer‑focused variation services aligned to best value.
  • Provide timely and accurate reports, data, and forecasts to support operational and contractual requirements.
Key requirements:
  • Strong background in project management and lifecycle maintenance within building services, including at least 2 years’ senior management experience leading accounts and staff, and 4 years’ hands‑on project delivery. Experience with in PFI contracts and educational environments is desirable.
