Position: Property Inspector / Inventory Clerk

Property Inspector / Inventory Clerk

Basic salary GBP
28,000 to GBP
30,000 depending on relevant experience, plus bonuses and year-end profit share. Realistic target earnings of GBP
32,000. Working Monday to Friday from 9.00am to 5.00pm.

Responsibilities
  • Visit properties to undertake condition inspections and maintain them in good condition.
  • Compile detailed reports using bespoke software on an iPad for pre-tenant inspections.
  • Re‑visit properties during active tenancies to check condition, produce brief reports and dispatch them to the relevant landlord.
  • Discuss maintenance‑based issues with tenants and liaison with Property Managers to resolve them.
  • Discuss maintenance issues with tenants at the property when condition is not acceptable and put a simple plan in place to improve the situation.
  • Inspect properties prior to the end of a tenancy to produce a check‑out report recording the general condition at that time.
  • Mediates between landlord and tenants at the end of a tenancy regarding any maintenance considered beyond fair wear and tear and attempts to agree on a suitable amount for tenants to contribute to repairs, deducting from the deposit.
  • Prepare all relevant paperwork for independent adjudication when tenants and landlords cannot agree on a mutually compromise.
Qualifications and Requirements
  • Previous experience in a similar role within residential lettings is advantageous but not essential.
  • Strong attention to detail when inspecting a property and compiling a report.
  • Highly organised and able to manage a busy diary.
  • Ability to prioritise urgent tasks and meet pre‑defined deadlines.
  • Excellent communication skills – face‑to‑face, oral and electronic.
  • Confidence and professionalism in all interactions.
  • IT proficiency – familiar with MS Office, tablets, and other mobile devices.
  • Own car and clean driving licence.
