We are currently working in partnership with a Housing Association based in Gloucestershire, who are recruiting for a Planned Works Manager, on a six-month contract, on a three-day a week contract.
The position is due to start immediately and will interim cover. The daily rate is negotiable up to £350 - £375 per day (Via an Umbrella Company).
This is an excellent opportunity for someone with a strong background in planned investment works, asset management, contract management and housing maintenance to take ownership of a range of planned and cyclical maintenance programmes across a residential housing portfolio.
Duties will include (but are not limited to):- Managing a team of Building Surveyors, each responsible for delivering planned investment programmes including kitchens, bathrooms and other cyclical maintenance works
- Overseeing the delivery of planned maintenance programmes, ensuring works are completed to agreed quality, budget and performance standards
- Reviewing and approving contract variations, assessing costs, programme impacts and value for money considerations
- Managing tenant complaints relating to planned works programmes, investigating issues and ensuring resolutions are delivered in line with organisational procedures
- Supporting the procurement of planned maintenance contractors through tender evaluation, contractor selection and mobilisation activities
- Holding contractors accountable for service delivery, contractual compliance and performance against Key Performance Indicators
- Experience managing planned maintenance, capital investment or cyclical maintenance programmes within social housing, residential property or public sector environments
- Proven track record of managing contractors and consultants, ensuring projects are delivered on time, within budget and to agreed quality standards
- Experience procuring and managing maintenance, refurbishment or capital works contracts
- Strong knowledge of contract management, performance monitoring and contractor accountability through KPIs and service standards
- Experience managing and developing technical teams, including Surveyors and support staff
- Ability to manage budgets, approve variations and monitor financial performance across planned works programmes
- 37 hours per week
- Monday - Friday, Flexible
