Summary of Position (Job Purpose)
Major purpose and functions of the position.
The Real Estate Utilities Manager is responsible for the company’s enterprise energy strategy across retail locations, and distribution centers. The role serves as the internal owner and single point of contact for energy management, working in close partnership with external energy consultant(s) to develop, evaluate, and execute strategies that reduce costs, manage risk, and support sustainability goals.
Principal Duties and ResponsibilitiesPrimary responsibilities listed in order of importance
Energy Strategy & Procurement- Own the enterprise energy strategy, budget forecasting, and performance targets.
- Partner with the energy consultant to develop market outlooks, procurement strategies, and multi‑year roadmaps.
- Review, approve, and oversee execution of electricity and natural gas procurement and regulated rate recommendations.
- Monitor market conditions, portfolio performance, and risk exposure.
- Own energy data governance and energy information systems.
- Review trends, anomalies, and savings performance in partnership with the energy consultant.
- Deliver clear, executive‑level reporting on energy spend, savings, and risk.
- Set priorities and governance for energy efficiency initiatives (e.g., lighting, HVAC, controls).
- Partner with facilities and construction teams to embed energy standards in new stores and remodels.
- Support corporate sustainability and carbon reduction objectives.
- Ensure compliance with applicable energy regulations and utility requirements.
- Act as the primary liaison with energy consultant(s) and internal stakeholders across finance, procurement, and operations.
- Lead and develop internal energy and sustainability resources.
- Coordinate cross‑functional teams to ensure timely execution of approved energy initiatives.
- Communicate energy strategy, market conditions, and results to senior leadership.
- Bachelor’s degree in engineering, Energy Management, Sustainability, Finance, or related field.
- 5+ years of experience in corporate energy management, preferably in multi‑site retail or commercial environments.
- Experience working with third‑party energy consultants or advisors.
- Strong analytical, financial, and stakeholder management skills.
- Experience in multi‑location real estate organization.
- Certified Energy Manager (CEM)
- LEED Accreditation
- ISO 50001 knowledge
