Overview
Gates Hudson is looking for an Assistant Property Manager to support a high‑end Class A property in Washington, DC. The Assistant Property Manager must have at least 3 years of experience working in Class A buildings. The ideal individual will be polished, self‑motivated, and driven. The Assistant Property Manager is responsible for conducting all business in accordance with Gates Hudson’s established policies and procedures, as well as all Federal, State, County and Local Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
Responsibilities- Conduct ongoing training with office staff covering Fair Housing, leasing paperwork, YARDI, accounts receivable, Nexus accounts payable system, workplace safety, and other necessary training.
- Exercise direct supervision over the entire property staff.
- Maintain a positive customer service attitude and promote goodwill among prospects, residents, coworkers, and contractors.
- Perform periodic inspections with residents during move‑in/move‑outs.
- Review all notices to vacate to determine cause of move‑out and attempt to retain residents.
- Handle resident concerns and requests promptly to ensure satisfaction.
- Consistently implement community policies.
- Welcome and show property to prospective new residents; handle incoming phone calls and complete appropriate paperwork.
- Assist in preparation of the annual budget and stay within established budget guidelines.
- Ensure routine expenditures align with the property’s owner‑approved budget; control purchases and use approved vendor lists.
- Maintain and report monthly variances and narratives.
- Communicate with vendors/contractors about scheduling, billings, vendor relations, and certificates of insurance.
- Process, approve, and submit all invoices to the Corporate Office for payment on a weekly basis.
- Maintain and reconcile petty cash account.
- Perform additional duties as assigned.
- Some weekend work may be expected.
