In a Nutshell… We have a fantastic opportunity for a Commercial Director to join our team within Vistry East Anglia at our office in Peterborough. As our Commercial Director, you will direct and lead the commercial strategy of the Business Unit while leading, inspiring and motivating the commercial team in order to generate profit.

You will have overall responsibility for the regional Surveying, Buying and Estimating teams and will lead, coach and develop the team to meet departmental targets and achieve success. You will develop, review and implement the Company’s strategic commercial objectives and be responsible for ensuring accurate financial cost control, budgeting and forecasting.

Responsibilities
  • Define, direct and lead a commercial strategy that balances risk to the business with opportunity for income generation to reinvest in the business.
  • Manage relationships with subcontractors and third parties to negotiate ongoing contracts with suppliers and make recommendations as required.
  • Anticipate future market developments by conducting market research and analysis to create detailed business plans on commercial opportunities and understand any potential risks or threats.
  • Direct and lead the governance of the Commercial team, ensuring proper accountability, reporting of all commercial activity and development of appropriate control systems.
  • Direct the performance of existing commercial business ventures, ensuring contracts are fulfilled and profit targets are delivered.
  • Oversee the preparation of and authorise land purchase construction budgets and project completion analysis.
  • Take responsibility for Construction Surveying duties, including budget preparation, cost to completions, authorisation of subcontractor procurement, payments and claims.
  • Monitor and oversee the maintenance and updating of development budgets and cashflows, ensuring performance against annual budget to meet financial quarter‑end targets.
  • Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Construction Director.
  • Prepare relevant KPI and reporting information for senior management/board meetings with the Regional Managing Director and Divisional Chair.
  • Help define and embed a commercial approach to the running of the department across all levels of the hierarchy.
  • Collaborate with and coordinate a strong working relationship amongst key stakeholders within the business, namely Development, Construction and Customer Services.
  • Identify and manage risks, commercial and otherwise.
  • Support land bid submissions throughout the business unit.
  • Market the organisation’s capabilities in the delivery and management of commercial activities and maintain Vistry Homes profile with customers/clients, external bodies, suppliers and other stakeholders.
  • Manage risk and ensure compliance with legal, regulatory and internal procedural requirements.
  • Manage and support the performance and development of the Commercial team.
Qualifications
  • Degree in Surveying, Building or a similar discipline.
  • Experience working within a residential house builder at a senior level.
  • Blend of experience across PLC House building along with main contracting.
  • Experience of people management and project leading.
  • Good understanding of building regulations and legal obligations.
