Construction Project Manager at HILLS Properties – Corporate Office, Blue Ash, OH. Full‑time position.
HILLS Properties, recognized by Builder Magazine as one of the nation’s top 100 homebuilders, is seeking an experienced Project Manager to successfully manage multiple construction projects.
Essential Duties and Responsibilities- Manage all production aspects for multiple ground‑up construction projects.
- Ensure delivery of projects on schedule, of high quality, and within the price and scope dictated by signed contracts with contractors.
- Become familiar with all plans for compliance with regulations, permits, and codes.
- Create and maintain site and building schedule; update for each project bi‑weekly using the approved scheduling software.
- Manage superintendents to achieve quality, cost and scheduling goals; oversee daily logs and documentation.
- Conduct quality, safety, and community appearance inspections.
- Hold weekly production meetings on site with field operations and contractors.
- Manage RFIs and submittals.
- Verify “pencil” pay applications with superintendents and oversee the construction payment approval process.
- Research and resolve billing problems and cost variances; communicate findings to VP of Construction weekly.
- Troubleshoot problems with contractors and vendors.
- Prepare required construction reports.
- Mitigate field‑related change orders whenever possible; notify VP of Purchasing if escalation is required.
- Coordinate superintendents, contractors, and vendors.
- Knowledge and experience in multi‑family construction.
- Experience with Procore project management software.
- Experience with MS Project scheduling application.
- Experience with Bluebeam software.
- Ability to read and interpret blueprints and engineering plans.
- Knowledge of zoning and building codes.
- Computer skills in Microsoft Excel, Word, and Outlook.
- College degree preferred.
- 7‑10 years of construction experience; multi‑family experience preferred.
- 5 years of supervisory experience.
- Valid driver’s license and auto insurance.
