District Property Manager
LocationCincinnati / Dayton Area
Salary ExemptStarting at $80,000 per year.
Key Responsibilities- Recruit, hire, train, and develop staff for management, leasing, and services.
- Maintain personnel files and conduct annual reviews, ensuring personnel compliance.
- Schedule, coordinate, and supervise staff activities to ensure proper coverage.
- Approve payroll submissions.
- Prepare the annual budget and monthly financial reports.
- Create and implement policies and procedures to improve operating performance.
- Manage resident relations to ensure excellent customer service.
- Visit properties to assess quality, curb appeal, and upkeep.
- Obtain bids for capital projects and services to secure best prices; manage contracts with third‑party vendors.
- Report insurance claims promptly to ownership.
- Audit files to ensure compliance with company policies and procedures.
- Approve payments and monitor incoming funds to keep properties within budget and company rules.
- Develop and run ongoing training programs.
- Use effective business and marketing strategies to minimize vacancies; create and implement marketing plans as needed.
- Coordinate with the purchasing agent and maintenance coordinator to keep properties within budget.
- Oversee collections and manage delinquency issues.
- Coordinate and oversee renovations of designer units.
- Support ownership and senior managers in meeting company goals.
- College degree preferred.
- At least 3 years of property management experience essential.
- Strong ability to develop and lead a management and service team.
- Experience creating efficient systems and policies.
- Proficiency in Microsoft Office and familiarity with Rent Manager or similar software.
Background and MVR checks are required for employment.
