Based in Reno, NV, FAR Inspections has been in business for over nine years. As an independent contractor, you can earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; an ability to manage time effectively and meet deadlines is essential.

Most inspections are exterior only and take about 5–6 minutes. About 10% require interior photos after a property has gone vacant. Each inspection is completed within four days of assignment, with a short form filled out in a mobile app and at least nine photos taken of the property with brief comments. You report general property conditions and determine occupancy based on industry standards, traveling within a county and sometimes sharing the route with another inspector.

Mortgage lenders require periodic updates on their properties and send out independent contractors. The purpose of the property inspection is:

• To verify property occupancy.
• To report on the general condition of the property using a mobile application.

• Complete the inspection within 4 days after it is assigned.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods driving while making numerous stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you can earn the equivalent of $30‑$40 per hour. Depending on the county—urban or rural—you may complete anywhere from 20 to 500 inspections per month while working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates.

The work is consistent month‑to‑month. Earn more as you become established, have greater availability, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
