Key Objectives

As Director of Construction, you will lead all construction and renovation efforts across our multifamily portfolio from acquisitions & pre-development through renovation, lease up and longterm operations. You will ensure quality, cost control, on time delivery, and scaled execution across multiple markets and properties.

Core Responsibilities

  • Oversee all phases of construction and renovation projects across the portfolio — including acquisition due diligence, pre-construction planning, procurement, renovation scheduling, execution, and close‑out.
  • Manage the construction team (internal staff + third-party contractors), ensuring adherence to project budgets, timelines, quality standards, and safety/compliance requirements.
  • Collaborate with acquisitions, asset management, and property management teams to assess potential acquisitions, forecast renovation budgets, and ensure alignment with investment and business objectives.
  • Develop and enforce effective project controls: budgets, cost tracking, change‑order management, schedule tracking, procurement pipelines, and vendor/subcontractor management.
  • Implement standardized renovation and construction workflows across markets to ensure consistency and scalability as the portfolio grows.
  • Perform regular site visits, inspections, and quality assurance audits to ensure work meets design specifications and company standards; issue reports and corrective actions as needed.
  • Facilitate communication among stakeholders — internal leadership, investors, property managers, contractors, and third‑party vendors — to support smooth execution and successful project delivery.
  • Support strategic growth by identifying opportunities for operational efficiencies, cost savings, and process improvements across construction operations.

Qualifications & Profile

  • 8+ years experience in multifamily or residential construction and redevelopment, including renovation/rehab and value‑add repositioning.
  • Strong track record managing multiple simultaneous projects across different markets/geographies, with budgets, quality control, and deadlines.
  • Demonstrated ability in project budgeting, cost control, procurement, scheduling, vendor/subcontractor management, and change‑order management.
  • Proven leadership and team‑management skills, with experience coordinating with acquisitions, asset management, and property management teams.
  • Comfortable working in a vertically integrated real‑estate investment environment — balancing construction realities with investment return and long‑term asset management goals.
  • Excellent communication, negotiation, organizational, and problem‑solving skills.
  • Willingness to travel or be involved in multiple markets across region(s), as needed.
  • Background in value‑add renovation, and ability to align construction execution with financial and operational objectives.
