Job Description
A senior property manager responsible for development and implementation of policies, procedures, and programs ensuring well‑managed, well‑maintained buildings, addressing tenant concerns, environmental health and safety, and quality programs in coordination with the owner’s goals and objectives.
Responsibilities- Assist in solidifying a positive relationship with the owner by being proactive and responsive to the owner’s needs and requests.
- Assist senior management in understanding and working with the client to determine the goals and objectives for the performance of the real estate assets, and assist the Vice President and Portfolio Manager in developing and implementing recommendations to position the property to achieve the highest value consistent with the owner’s objectives.
- Prepare and report information in a timely fashion to designated staff as set forth by Newmark and the property owners.
- Create and develop upgrades to services being provided by the company in an effort to exceed client expectations.
- Develop and implement staffing plans and job descriptions as required for assigned sites and promote continuous education for all on‑site personnel.
- Take overall responsibility for the preparation, presentation, and content of the annual operating budget and monthly financial reporting package.
- Responsible for the final review and approval of all annual lease reconciliations and estimates.
- Establish goals and objectives for the performance of the on‑site staff in meeting set goals and objectives in a timely and efficient manner; prepare employee evaluations and make promotion and compensation recommendations.
- Develop a resource plan with overall accountability for delivering a completed project, meeting customer requirements, within set budgets and schedules.
- Prepare lease abstracts and, in some cases, have final approval authority of all lease abstracts and final document output.
- Review specifications prepared for service contracts; select and award contract services, negotiate vendor agreements, and monitor vendor performance to ensure full compliance with established standards.
- Approve payables and receivables as prepared at the site level; supervise all accounting output as required by the property.
- Conduct weekly visits to sites to review policies and procedures, personnel performance, and approve invoices requiring signature; perform quarterly inspections of all properties in the portfolio.
- Plan short‑ and long‑range objectives for all assigned properties.
- Ensure that all fire, life safety and other safety programs are established and followed in conjunction with the Environmental Health and Safety Act.
- Maintain a positive image in performing daily work both internally and externally.
- May perform other duties as assigned.
- Provide input to proposal efforts with senior management.
- Develop and implement outstanding service programs for clients and tenants within the portfolio.
- Work closely with management to ensure the property becomes a profit center or expense control for ownership.
- Conduct market surveys, recommend pricing, develop marketing programs, and establish broker rapport in support of leasing objectives.
- Bachelor’s degree in business or related field; RPA and CCIM or CPM certification required.
- Minimum of 8 years’ experience in property operations.
- Commercial real estate property management experience preferred.
- Knowledge of all aspects of business, including leasing and construction management.
- Experience managing a portfolio of three or more projects with direct reports.
- Valid real estate license required in states where work is performed.
- Proficient in Microsoft Office.
- May perform other duties as assigned.
Salary: $109,000 – $110,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for discretionary bonuses and other short‑ and long‑term incentives.
