Key Responsibilities
  • Perform preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, cooling towers, compressors, and air handling units.
  • Monitor, adjust, and optimize HVAC systems to maintain established operating standards.
  • Track and analyze energy and water consumption, as well as water treatment activities.
  • Operate and maintain Building Automation Systems (BAS).
  • Perform general building maintenance, including plumbing, electrical, and fixture repairs.
  • Maintain accurate operation logs and records, such as central plant operations, chemical usage, and equipment inspections.
  • Apply knowledge of HVAC distribution and controls, including pneumatic systems, to resolve work orders.
  • Provide timely and professional responses to tenant service requests.
  • Support life safety systems, including fire alarms, and assist in emergency procedures.
  • Establish cooperative working relationships with team members, contractors, and tenants.
  • Participate in training, required seminars, and the rotating on‑call schedule.
Qualifications
  • High school diploma or GED required; trade school training preferred.
  • Minimum of 5 years of relevant experience in commercial or high‑rise environments.
  • Required certifications: EPA CFC Universal Certification or equivalent licensing.
  • Strong knowledge of plant equipment such as chillers, boilers, and elevators.
  • Skilled in plumbing, electrical, drywall repair, carpentry, and mechanical systems.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Proficient in the use of testing tools (multimeters, leak detectors, pressure/temperature devices).
  • Comfortable using both hand and power tools safely.
  • Strong communication skills with the ability to interact effectively with staff, tenants, contractors, and visitors.
  • Ability to remain calm and professional in emergency situations.
Physical Requirements
  • Work indoors (80%) and outdoors (20%).
  • Ability to stand for extended periods and lift 25+ lbs.
  • Frequent climbing of stairs and ladders; ability to access confined spaces.
  • Use of full range of physical motions (bending, kneeling, squatting, walking, lifting).
  • Flexibility to work shifts, including early mornings, evenings, weekends, and holidays, with overtime as needed.
