Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Mortgage lenders require periodic updates on their properties and send independent contractors to perform the inspections. The purpose of the inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

• Complete individual inspections; most common type takes 5–6 minutes.
• Submit the inspection within 4 days of assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Drive extended periods of time making multiple stops in the assigned territory.

• Computer with internet connection.
• Reliable vehicle (good gas mileage is a plus as you will pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Pay is approximately $30–$40 per hour
. Depending on the county and its urban or rural nature, you may complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties offer higher rates; higher volume counties offer higher volume but lower rates. Earnings increase with experience, availability, and the ability to cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
