Job SummaryResponsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Essential Duties and Responsibilities- Operate the community within the financial guidelines and approved budget.
- Ensure rents are collected when due, post monies timely, issue 5‑day notices and evictions.
- Work one weekend a month, preferably the first weekend.
- Perform physical inspections of the community and verify condition of vacant apartments; coordinate with maintenance staff for timely reconditioning after move‑out.
- Direct supervision of office staff and maintenance supervisor; indirect supervision of maintenance operations including technicians, grounds and housekeeping.
- Knowledge of Fair Housing Laws.
- Interview, hire and onboard community team members; order maintenance uniforms and s.
- Maintain a professional appearance and behavior at all times for self and community team members.
- Inventory and order all necessary administrative supplies and equipment for office staff.
- Implement, design and enforce all company policies and procedures; ensure all personnel operate within those regulations.
- Supervise leasing personnel to ensure effective sales techniques and methods required by the company.
- Approve and submit all invoices for payment through Nexus.
- Ensure personnel respond to resident requests or complaints in a timely, efficient and courteous manner.
- Generate and analyze reports such as Leasing Trends, Financial Performance and Projections and Occupancy Verifications.
- Implement and maintain a resident retention program, such as referral program or social activities.
- Ensure personnel operate within OSHA standards and company safety policies at all times.
- Report any unusual or extraordinary circumstances regarding residents or the community.
- Seek educational opportunities and self‑improvement for personal growth and development.
Directly supervise one or more team members in the office and/or maintenance teams. Responsibilities include interviewing, hiring and training; planning, assigning and directing work; appraising performance; rewarding and disciplining; addressing complaints and resolving problems.
Qualifications- High school diploma or GED; or 3–5 years related experience; equivalent combination of education and experience.
- LIHTC experience required.
- Strong communication and presentation skills: analyze and interpret regulations, prepare reports and business correspondence, present information to managers, residents, customers and the public.
- Leadership and staff development: manage diverse workforce, conflict, direction, business results.
- Analytical and mathematical skills: perform calculations, analyze operating statements, identify trends, ratios and variances.
- Problem‑solving skills: make and implement decisions under risk or uncertainty.
- Reasoning ability: apply common sense to detailed instructions; handle problems with concrete variables in standardized situations.
- CERTIFICATES, LICENSES, DESIGNATIONS:
Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) highly recommended;
Fair Housing course completed within 1 day;
Prevention of Sexual Harassment, Workplace Harassment and Drug Free Workplace courses completed within 7 days. - Physical demands: use of hands, standing, walking, resistance to reach, climb, lift up to 10 lbs; vision requirements (close, distance, color, peripheral, depth).
