Senior Project Manager

As a Senior Project Manager, you’ll lead the daily construction management of a large multifamily project. Your skill set spans budgeting, field operations, safety, quality control, and scheduling. With your expertise, work ethic, and attention to detail, you’ll help ensure every project is built on a foundation of excellence.

The Project

The project includes an 8‑story residential building with a partial wrap of a 9‑story parking structure, totaling over 1 M sf of student housing. The new build will consist of 404 units and 1,546 bedrooms. The property will feature a rooftop pool, spa, fitness center, and basketball court as amenities. The first phase of the project is scheduled to break ground in February 2026 and complete in summer 2028, with the second phase completing in summer 2029.

Key Responsibilities
  • Prepare and oversee the process of issuing subcontracts, purchase orders, change orders, monthly payment requests.
  • Prepare, distribute and track RFIs, CBs, RFPs or other change issue documentation.
  • In collaboration with Superintendent, create a detailed project schedule, update as project progresses and distribute on regular intervals to all project stakeholders.
  • Manage all close‑out activities including but not limited to creation, distribution and tracking of punch lists, O&M and owner training, change orders, contracts, permits and owner occupancy.
  • Responsible for scheduling, preparing, facilitating, and documenting thorough pre‑ & post‑job meetings and pre‑ & post‑task meetings.
  • Lead the process of incorporating virtual construction and BIM coordination to gain the greatest benefit for your project.
  • Possess strong knowledge of construction law, contract terms, dispute resolution and risk management.
  • Coordinate bid day activities with Estimator.
  • Have a strong history of having trusting relationships based on dependability and honesty.
  • Lead subcontractor negotiations with a strong understanding of detailed scope review and ethical negotiation.
  • Demonstrate strong project financial management skills including cash flow, cost awareness and cost projections.
  • Active leadership of jobsite safety program, quality processes, and ensuring projects remain OSHA compliant.
  • Foster, develop and maintain strong relationships with owners, architects, subcontractors and colleagues.
  • Provide mentoring, coaching, oversight, review, and performance feedback to peers to improve their performance and career development.
  • Actively participate in business development efforts including requests for proposal responses and interviews.

Education & Experience
  • Bachelor’s Degree in Construction Management, Engineering, Architecture, Finance or related field (equivalent experience in lieu of degree will be considered).
  • 10‑15 years of experience managing large, commercial construction projects.
  • A broad knowledge of building systems and construction methods.
  • An understanding of the complexities and sequences of all construction activities.
  • Knowledge of construction law, contract terms, dispute resolution, and risk management.
